SEALING AND FINISHING PROCEDURES

Sealing and finishing are the procedures employed to protect the floor, improve slip resistance, make it easier to clean and to improve its appearance (gloss).  One or two coats of seal or undercoater are applied prior to the finish is the floor is very porous.

  Equipment needed:   Chemicals needed:
  1. Wet Floor Signs
  2. Wet Mops with Handles
  3. Mop Buckets and Wringers
  4. Plastic Trash Liner
  1. FLOOR FINISH or FLOOR SEALER
  Procedures:  

Sealing and Finishing Instructions
  1. Position wet floor signs.
  2. Line the mop bucket with trash liner to eliminate possibility of contamination and to make clean up easier.
  3. Place wet mop (applicator) in bucket and pour in FLOOR FINISH OR FLOOR SEALER.
  4. Dip wet mop (applicator) into finish and tamp out excess in the wringer.  Do not wring out the wet mop (applicator), it should be wet but not dripping.
  5. Apply sealer or finish to the floor in a frame and fill in with overlapping stokes in a figure 8 motion. 
  6. Allow the coat to dry (usually 20-30 minutes).  floors are dry when the coat is no longer tacky to the touch.  Dry time will vary with temperature, humidity and air flow conditions.
  7. Apply remaining coats of finish the same way until required appearance is achieved.  As a rule of thumb, never apply more than four coats in one day.
  8. Clean all equipment and return to storage area.

Professional Maintenance Tips:
  • Always wear Personal Protection Equipment (PPE).
  • Presoak applicator in warm water if it is brand new.
  • Stay 6 inches away from the baseboards or immovable objects until the last two coats.
  • Use caution signs as floor surface will be extremely slippery when wet.
